　　4）在充分利用地下层空间的同时，统筹考虑地下空间与地面以上的公共商业项目安排及垂直交通组织，力争使人流从物业地下空间便能在内部纵深做垂直方向的输送。

　　对于目前，广州地铁二号线各枢纽站的建设中，以一、二号线交汇点公园前站为例，谈谈地铁枢纽站的设计及其地块的物业开发。位于地铁一、二号线交汇点的公园前站，紧邻广州商业旺地北京路，周边商业气氛浓厚。该地块的物业开发现正策划设计中，对其地下空间的商业环境开发，考虑可与中山五路地铁沿线物业“中旅商业城”、“百汇广场”、“地铁公园前站商业街”和在建的“JY-2商业大厦”、“吉祥大厦”等商厦、楼宇构筑成大规模的地下商业空间，通过地铁交通联成一片，形成地下、地面互联互通的商业体系，从而进一步扩大北京路商业辐射力，吸引大量的消费群体，并可为地铁运营带来大量的客流。该地块的开发，对于如何提高地铁枢纽站对两个地铁线的纵深方向的辐射力将是广州旧城中心区复兴的一个很有现实意义的课题。随着2002年底地铁二号线的开通及人民公园南广场的建成，相信未来该地块的商业价值更加突现，发展前景更加美好。

　　5.结语

　　地铁枢纽站换乘、衔接空间与地铁物业开发的互动性发展是一个内容广泛、设计各科学知识的课题，需要深入研究的问题很多。本文只是粗略地、定性地对某些问题进行初步的探讨。随着中国加入WTO，与外界有更多的交流，我国现代城市的发展将进入一个更为完善的发展阶段。无疑，以地铁为代表的沿线及上盖物业的开发利用将是新时期城市规划与建设的重要部分。作为地铁部门的专业技术人员，更应通过亲身的调查、实践以及对具体项目的详细分析，去探讨广州地铁沿线物业的设计与城市空间的塑造，理性地思考未来地铁的发展道路。

　　Abstract: In recent years, with the human beings' attentions to the resource of the underground space, the subway has became a kind of efective forms, which plays an important role to increase the efficiency of the land utilization, alleviate the ground transportation, improve the mankind residential environment, realise the separation between the people and the vehicle, produce the pollution of the environment and keep the historic cultural landscape. At the same time, with the solid expansion of the city center, the transportatin in metropolis strides forward to the  ;high-speed track public transportation. From the aspect of the urban design, this article discusses the high-effective space utilization concerning on the transference and join of the underground terminal, and analyses how to exert the superiority of the estate along-the-subway and use the various fund channels in subway construction in order to realize the balance between the subway construction and the land exploitatin along-the-subway, and promote the development of the urban space and the commercial environment.
